We recently announced that, beginning September 12, historical home sale prices will display on REALTOR.ca for listings actively for sale on the Multiple Listing Service (MLS®) System, within set circumstances.

To help you better understand what’s happening, we’ve developed an FAQ to address your most common questions about this upcoming change.

How far back will historical prices be displayed?

Historical sale prices will be displayed on all active listings for every sale associated with that address going back as far as our MLS® data exists, excluding the 12 months immediately preceding the listing date. 

So, for example, if a property is listed on August 30, 2022:

  • A sale price from January 3, 2022 would not display
  • A sale price from August 18, 2021 would display
  • A sale price from September 12, 2009 would display

(Note: An August 25 member communication indicated different date ranges for the historical sales prices that will and will not be displayed publicly. Please use the information in this updated article to understand what home sale prices will appear on Realtor.ca.)

How will the historical home sale prices be displayed on Realtor.ca?

The information will appear on a listing’s information page on Realtor.ca, just under the property details, in a section labeled ‘Price History’. You can see it framed in the screenshot below.

Why won’t home sale prices be displayed for sales that occurred in the last 12 months or less?

According to the Personal Information and Privacy Act, home sale prices are the confidential and personal information of the parties involved in the sale (buyers and sellers). Home sale prices become public information once the sale is registered with the Land Title and Survey Authority of BC (LTSA). This can take anywhere from several weeks to several months depending on the circumstances.

We set this one-year parameter to allow a reasonable period for the transaction to be registered with LTSA.

Do we have home buyers' and sellers' consent to display this information?

Once registered with LTSA, home sale prices are public information. The Privacy Notice and Consent (PNC) form does include notice that the boards may publish some information publicly, particularly sale information. 

Your clients consent to this when they sign the required PNC form. We encourage you to discuss these details when reviewing the PNC form with your clients.

If my listing was posted on MLS® before September 12, will previous home sale prices still appear on Realtor.ca?

Yes, the sale price information will appear on Realtor.ca even if your listing was active before September 12.

Will sale prices for homes not listed for sale be displayed on Realtor.ca?

No. Only listings actively for sale will display historical home sale prices for that property.

Will sale prices be displayed for commercial MLS® listings?

No, this information will only display on residential listings.

What other Boards are displaying home sale prices on Realtor.ca?

In BC, real estate boards in Chilliwack, Northern BC, on Vancouver Island, and across the Okanagan and Interior region already provide this information in their active listings on Realtor.ca. 

Why is this happening?

Over the past year, we’ve worked with a research firm to identify ways to improve the public perception of REALTORS®. 

This research shows that the public highly values the MLS® System and the guidance and expertise that Realtors provide. At the same time, the public feels our profession lacks transparency when it comes to sharing information that could help them make informed home buying and selling decisions.  

In fact, more than 50 per cent of the public said that they would hold a more positive view of Realtors if we made home price information available.

How can I display this kind of information on my own website?

You can display home sale prices and other information on your website using a Virtual Office Website (VOW). A VOW is a password-protected area of your website where you can allow clients to see active listings, previous home sale prices, pending home sale prices where no conditions remain other than closing, cooperating commissions, and more.

Can I opt out of having this information display with my listings?

Yes, if you or your clients don’t want to make this information available on Realtor.ca, you can opt out. Send us a written request with the listing number and your managing Broker's signature to data@rebgv.org

Note that you can't opt out of having specific historical sales information removed – the opt out would remove all the historical sale price information from the listing. If the current seller doesn't want a particular sale price to display, you can only request that no historical sale prices be displayed, as above.
