  • Double exposure listings allow you to post your listing on the MLS® under two classifications.

If you have a listing that would be perfect as a detached home or a teardown, did you know that you can list it as both?

It’s called a double exposure listing, and it allows it to be classified on the MLS® two different ways, for example, Residential detached and Land Only. 

Why use a double exposure listing?

The two listings would be used to highlight different aspects of the property. In this example, one would focus on the home currently at the address, and another would focus on the land value and the opportunity to develop.

How do I get a double exposure listing?

If you’d like a double exposure of your listing, you’ll need MLS® staff approval first.  

To do this, contact mls@rebgv.org with the original MLS® Listing Number or address and the specifics of your request, including:

  • the reason why you’d like double exposure; and
  • which category (property type) you’d like to have the listing double exposed to. 

Double exposure requirements

  • You must provide a valid reason for the double exposure,
  • The existing MLS® listing contract must also have a minimum of 60 days left until the expiry date. 

What happens next?

  1. We create an additional PID number for the second listing. The first PID will be attached to the original listing.
  2. You’ll write the first PID number at the end of the legal description line so your colleagues can see it. The statement should read:  
    *DOUBLE EXPOSURE, ALSO LISTED AS _____________ - R_____________*
  3. We also add to the REALTOR® remarks in your original listing that “*This listing is double exposed as a ____________listing - MLS#____________.”
  4. When the property sells and your office submits the Sales Report Form, please include a reminder about the listing being double exposed with both MLS® Listing numbers. We can then terminate the double exposed listing, noting that it sold in the Realtor remarks. 

Double exposure tips

This is your chance to market to two separate audiences. Differentiate your second listing by creating a new property description and uploading new photos. Focus on an aspect of the new property classification. For example, don’t focus on the land value but rather on the potential for the houses and plans.

Complaints about double exposure listings

If we receive a complaint from another member about a double exposure listing, we’ll contact you to discuss the reason for the complaint.

If the complaint is valid, we may delete the double exposure of the listing.
