Vancouver council has officially approved the ʔəy̓alməxʷ/Iy̓álmexw/Jericho Lands Policy Statement. 

The Policy Statement, developed over the past five years, provides directions for the redevelopment of the 90-acre (36-hectare) ʔəy̓alməxʷ/Iy̓álmexw/ Jericho Lands. 

The lands are owned jointly owned by the xʷməθkʷəy̓əm (Musqueam Indian Band), Sḵwx̱wú7mesh (Squamish Nation), and səlilwətaɬ (Tsleil-Waututh Nation) (collectively the MST Nations) and Canada Lands Company (CLC), a federal corporation.  

The ʔəy̓alməxʷ/Iy̓álmexw/Jericho Lands, located in Vancouver’s Point Grey neighbourhood, are bounded by West 4th Avenue to the north, Highbury Street to the east, West 8th Ave/West Broadway to the south and Discovery Street/Trimble Park to the west. 

The proposed redevelopment includes a high-density, mixed-use, community of 13,000 new homes including market, below market and social housing for 24,000 residents, space for 3,000 jobs, 30 acres (12 hectares) of parks and open spaces, walking and cycling paths, a community centre, daycares, a new library, firehall, and elementary school, and infrastructure upgrades. 

The Jericho Lands planning program was initiated by the City of Vancouver at the request of the landowners in 2019. 

The Policy Statement was shaped through four phases of consultation with Vancouver residents, businesses and stakeholders as members of the three first nations partners and the CLC. 

The proposal is in keeping with Vancouver’s goal of increasing transit-oriented developments, densifying residential areas, and addressing climate change. 

Concerns will be addressed in technical studies, including substantive hydrogeological and environmental studies for the entire site prior to the phase one rezoning application. 

Next steps

City of Vancouver staff will: 

  • prepare an official development plan; and  
  • work with the landowners on the rezoning of the first phase of development.  

The site will be developed over the next 25 to 30 years. Construction is expected to begin in 2027.
